We have been asked some questions lately about the eligibility of DIY Housebuilders Scheme. Below are a few of them questions and answers.


Can I reclaim VAT if I live in Scotland? Yes, the DIY Housebuilders Scheme is available to everyone in England, Wales, Scotland & Northern Ireland. As long as your property is eligible for a VAT reclaim (see https://www.vatclaim.co.uk/can-you-claim) then we can act on your behalf.


Do I need to be registered for VAT? No, this is a scheme to help individual self-builders reclaim VAT. You do not have to be a business and do not have to be VAT registered. If you are VAT registered and building the property as part of a business then you would actually be ineligible for a reclaim.


I have put the property up for sale, can I reclaim?

No, The DIY Housebuilders Scheme is for individuals who have built or converted a property with the intention of living in it as a main residence or holiday home. If you have built the property with the intention of selling it on or renting it out then you will not qualify for a VAT reclaim.
